I just uploaded my latest Current Market Conditions Report for Sullivan County Real Estate. Mixed picture. The volume of single family sales held steady at the same level as a year ago, the first time in 12 months that sales volume didn't drop year over year. But on the price front, prices took a tumble, with the median sales price off 14% from the same period a year earlier, while the average sales price fell 16%. Looking at quarterly sales data all the way back to 2001, we're at the same level, price wise, we were at during the 1st quarter of 2004.
Buyer activity was up in March, and me and my colleagues at CBA had a good month, with weekends fully booked during most of March. We've also been writing offers and putting together deals, but it's still a struggle to bring buyers and sellers together.

Curious - what are the four properties that are currently listed as "in contract" over $500k? Don't see that info in the MLS listings.

We have been in business for 29 years in Ulster County and have decided to close our doors. The current sales climate and our vision of the future sales climate for the foreseeable future are bleak at best.

Consider that you saw pieces of the area that others will never experience. I do understand what you are feeling. i think it's of interest what some now consider a movable feast.
