I just posted my latest Current Market Conditions Report for Sullivan County Real Estate with sales data through October, 2011. Both bulls and bears are likely to be disappointed with the latest data — sales volume and prices are both about on par with the same period a year ago. So the market hasn't shown the downward spiral that some pundits on here have predicted all year, nor has it shown a surging pick up over last year, which, to be honest, didn't break any records. The big news has been the drop off in the average asking price, now off about 8.2% since August, the third month of decline in a row. That's welcome news, because it shows that the logjam of unrealistic seller expectations may be breaking up.
